While we understand cancellations are sometimes unavoidable, they do significantly affect us, particularly as we get closer to your stay. As such, we handle cancellations differently depending on the amount of notice given.
With 14 or more days’ notice, we will refund your deposit, minus a $30 fee that covers the processing costs.
With less than 14 days’ notice, your one-night deposit is forfeit and if the suite is not rebooked, you are responsible for the full amount of your stay if you did not purchase Travel Protection at the time of your booking. Your credit card on file will be charged for the remaining balance.
We are also happy to speak with you about rescheduling where possible.
Guests can purchase additional travel protection to cover their stay at the time of booking (it cannot be added later). The payment terms then work differently. You can only pay by credit card (gift cards cannot be used). The first night’s stay is still taken as your deposit, but the remaining balance is then charged to the card on file 14 days prior to the booking when the coverage becomes active.
Purchasing coverage provides protection for covered reasons for cancellations within the 14-day window that would normally lose their deposit. To make a claim, click the link in the reservation email and provide the proof required directly to Worry Free Bookings.

Reservations are confirmed by placing a credit card on file (VISA, MasterCard, AMEX, and Discover) and the payment of your first night’s stay as a deposit when making your reservation.
We accept cash, checks, gift certificates, and credit cards to pay the remaining balance at check-in.
Staffed Check-in: 3-5pm (Monday-Friday)
Self Check-in: Saturdays, Sundays, and after 5pm during the week as well as holidays
*If you plan to arrive outside our staffed times, please contact us to let us know and receive instructions. Help is available by phone should you have any concerns upon arrival. Your earliest arrival time on Saturday/Sunday is still 3pm but then you can arrive at your convenience after that.
10:30am (Apologies, but we cannot currently accommodate late checkout requests. However, you are welcome to stay in the B&B’s shared spaces after that time, but your items must be removed from your suite.)
Early Departure: Should you need to leave early for any reason, the outstanding nights of your reservation will only be refunded if Travel Protection was purchased at the time of booking and applies to the reason for your departure. Please let us know if you will not be attending breakfast as a result.
Children thirteen and older are welcome. If you will have more than our standard two-person occupancy, see the additional guests section.
All rooms are a standard two-person occupancy. An additional fee of $30 per person per night is due when exceeding that amount (including in Tower). A rollaway bed is available upon request but only in the Alpine, Country Oak, Windsor, Valentine, and Victorian (none of the downstairs rooms can accommodate one). The Tower has a pull-out bed in the sitting room for a maximum occupancy of four persons.
We require a two-night minimum for weekends year-round and weeknights from June through November (our high season). From December through May, we allow one-night stays during the week in our Amaryllis, Fox Hunt, and Grapevine suites. Depending on our housekeeping capacity, the occasional exception can be made if approved by management.
We offer a complimentary three-course breakfast (appetizer, main-dish entrée, and dessert) for each morning of your stay.
You can choose between our room service option, brought to your suite between 8 and 8:15 a.m., or our plated service in our breakfast room at 9:00 a.m.
Dietary Restrictions
*Please notify us in advance of any dietary restrictions. We are happy to make you a vegetarian/vegan/gluten-free/dairy-free alternative with at least 48-hours advance notice.
State regulations prohibit us from serving any meal other than breakfast, but we will provide you with a list of recommended restaurants at check-in or upon request.
A selection of sweet and salty snacks and cold drinks (sodas and bottled water) are available in the Game Room. Hot drinks (tea/coffee/hot chocolate) are available all day on the kitchen counter.
The main entrance to the property can be a little hard to find. The front entrance has two stone walls abutting it but you don’t see the name until you’re on top of it. It is across the street from a church with a large steeple.
We’ve also had trouble with Google bringing people to our neighboring property. However, you can access the B&B via our back entrance. It will look like a car lot as you turn in. Pass Braxton Motors on the right, their line of cars behind the building, and then turn right before you reach the trees to enter our property. To check in, drive around to the other side of the building, where you will see a pond and a large horse sculpture—from there, you can see the front door.
If you google Twin Pine Manor B&B rather than the address itself, it’s more likely to take you to the front entrance.
Electric Vehicles
Guests are welcome to charge their EVs using the outlet on the side of the garage but must provide their own cables. Fast charging stations are not available on the property but are available in Ephrata or Lititz (within 10-15 minutes).
We have three outdoor seating areas and a beautiful garden with a pond to explore in addition to our indoor spaces.
*We do not have a gym, restaurant, or swimming pool available on the property.
An iron and ironing board are available upon request. Speak with a member of staff in person or by phone.
*Our laundry facilities are not available for guest usage.
Our kitchen is not available for guest use, with the exception of our microwave and Keurig station. Paper products, plasticware, and stemware are available in the Great Room hutch.
Our king suites include small refrigerators and all guests can utilize the guest fridge in the Game Room as needed.
Stairs are the only way to access the upper level of the B&B; there is no elevator. However, we do have three rooms on the ground floor that do not require stairs (the Amaryllis, Fox Hunt, and Grapevine suites).
To book directly with us, we can accept only our own gift cards and those purchased through PABBI. Any other gift cards are not accepted or must be used to book your stay through the gift card brand (i.e. Booking.com gift cards must be used on Booking.com). Visa/Mastercard gift cards may not be processed in our system.
Our reservation system automatically applies an expiration date to our gift cards. Call us to speak with a member of staff about extending the deadline if needed.
Our gift cards can be purchased online or by phone and will be emailed to either the purchaser or recipient, at the purchaser’s request. The four digits after the GC on the certificate must be entered online or provided by phone to redeem.
Our building is entirely smoke-free (cigarettes, cigars/pipes, vape pens, marijuana, etc.), but you are welcome to smoke in our outdoor seating areas. A $100 fee will be assessed if there is any evidence of smoking inside or even not closing the doors properly when smoking on balconies. Receptacles are provided for your convenience in our outdoor seating areas. Be aware that the recreational use of marijuana is illegal in Pennsylvania.
So all guests can enjoy their stay and leave rested, we have quiet hours from 10:30pm to 8:00 am. It is not a curfew; guests are welcome to come and go during that time, but we ask guests to be aware of their volume levels as they do so. Guests in the B&B are also asked to be mindful of their volume, ceasing louder activities, like playing pool, at 10:30pm.
We are not able to sell alcohol to guests. You are welcome to bring your own and drink responsibly. Or we can offer you a non-alcoholic sparkling cider option, waiting in your room upon arrival at an additional cost (ask a concierge or see the Enhance Your Stay tab when booking online).
Otherwise, there are several local purchasing options in Ephrata or Lititz and local breweries/wineries on your restaurant list. Our king suites have fridges available in your rooms, and the queen suites are welcome to use the guest fridge in the Game Room.
Bottle opens (kitchen counter), stemware, and paper/plastic products are also available in the Great Room hutch for you to help yourself as needed.
Twin Pine Manor is a staffed b&b, not an entire home Airbnb, even when you’re renting the whole house. As such, some areas, like the laundry and kitchen are not available for guest use.
A signed contract is required for large group reservations. A deposit of one-night stay is required at the time of booking. The remaining balance is due 30 days prior to the booking.
The deposit is refundable up to 30 days prior to the event. After 30 days, the deposit is then nonrefundable, but the balance paid is still refundable up until 5 days prior to the event, after which time it becomes nonrefundable as well. Any refunds are subject to a $30 fee.
Romance packages and individual bouquets are available with at least 48-hours notice by ordering at the time of booking or speaking with our concierge team. Items will be placed in your suite upon arrival unless special arrangements are made otherwise.
*We are not responsible for flowers and other extras ordered by guests from a third-party provider. However, we will place them in your room if they are delivered before 3 p.m. on the day of arrival. Otherwise, it is the guest’s responsibility to collect them.
All suites have a fireplace and Jacuzzi tub. Your bathroom is equipped with toiletries and a hair dryer for your use. A selection of teas and a Keurig for coffee and hot chocolate are available all day on the kitchen counter as well.
Our king suites also feature a small refrigerator and our queen suites are welcome to use the guest fridge provided in the Game Room.
Sorry, for pets there is no room at the inn!
Service animals are an exception, required by law, and so are allowed to stay. However, emotional support animals are not considered service animals and are prohibited. Service animals must accompany the guest when leaving the property.
